One part of Gig Harbor is holding prices better than the national trend

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. In ZIP 98418, the Real Estate Data Aggregator counted a 3.9% gain over the same kind of window. That is worth knowing if you own a home there and are tracking your equity.

Not every part of this market moved the same way. Prices are not rising everywhere here. So a broad national headline can point you in the wrong direction. Local numbers matter more.

How the ZIP codes compare on price

ZIP 98402 showed the biggest price jump: up 15.2% to $475,000, per the Real Estate Data Aggregator. That is well above the national figure the Federal Housing Finance Agency reported. But 98402 had only 19 homes sold in the period. Small counts can swing a percentage sharply.

ZIP 98403 tells a different story. The Real Estate Data Aggregator put the median there at $631,200, down 9.7% from a year earlier. Prices dipped, but homes still moved fast: the median days on market was just 7 days.

ZIP 98405 held flat: the Real Estate Data Aggregator showed the median at $475,000, unchanged from a year before. ZIP 98404 and 98408 each slipped less than 1.1%. Those are small moves, not a collapse.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That national pressure is real. But the ZIP-level numbers here show a mixed picture, not a uniform slide.

Speed is holding up across most of these ZIPs. In 98418, the Real Estate Data Aggregator counted 54.3% of homes going under contract within two weeks of listing. That is more than half of all homes, even as fewer buyers were active.

In 98403, that share was even higher: 69.6%, up 23.6 points from a year before, per the Real Estate Data Aggregator. Buyers there are moving quickly when the right home appears.

Every ZIP in this market averaged at or above list price. In 98418, the Real Estate Data Aggregator put the average at 101.2%. That means sellers there are, on average, getting slightly more than they asked. That is a useful benchmark when you are setting a price.

Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025. That adds to a buyer's monthly cost. CNBC reported that a monthly payment on a median-priced home was about 33% of median family income in 2025, up from 26% in 2022. Affordability is tighter than it was.

Supply has risen in most ZIPs over the past year. More homes to choose from is good news for buyers. For sellers, it means pricing carefully matters more than it did a year ago.

These are the three months ending August 31, 2026. That is the period the Real Estate Data Aggregator counted. Numbers from earlier periods would tell a different story.

  2. gain at 2.6%.
