Port Orchard homes are taking longer, but many still sell near asking

Here is the one thing that matters most right now: Port Orchard homes are still selling near full price, even as buyers take longer to decide. That means pricing well is more important than ever. The numbers below are for the three months ending August 31, 2026.

Redfin reported that 24.3% of Seattle-area sellers cut their prices in the four weeks ending September 20. That is nearly 1 in 4 sellers giving ground. Port Orchard tells a different story.

Homes are still selling close to asking

In ZIP 98366, the Real Estate Data Aggregator counted 119 homes sold. The average sale came in at 99.9% of list price. That is down just 0.6 points from the same period in 2025. Prices dipped a little, down 1.2% year over year to a median of $494,412. But sellers are not giving much away.

In ZIP 98367, the Real Estate Data Aggregator counted 159 homes sold, up 7.4% from a year ago. The average sale came in at 99.5% of list price. The median price there was $626,390, down 3.6% from last year. Not every home sold fast, but most sold fairly.

Homes are taking longer to sell

The Real Estate Data Aggregator shows the median home in 98366 sat on the market 18 days. That is 9 days longer than the same stretch in 2025. In 98367, the median was 26 days, which is 11 days longer than a year ago. Buyers have more time to look around and compare.

Freddie Mac put the 30-year fixed mortgage rate at 7.40% as of October 8, 2026. Rates that high slow some buyers down. That is part of why homes are sitting a little longer.

Fewer homes are going under contract fast

In 98366, the Real Estate Data Aggregator found that 42.6% of homes went under contract within two weeks of listing. That is down 13.6 points from 2025. In 98367, 34.9% went under contract in two weeks, down 5.8 points. Not every home sold fast, but a solid share still did.

In 98366, 52.1% of homes sold above list price, down 9.2 points from last year. In 98367, 34% sold above list, down 8.6 points. Bidding wars are less common, but they still happen.

Supply is up a little, but still tight

Across both ZIP codes, the Real Estate Data Aggregator counted 227 homes for sale, up 3.2% from a year ago. New listings totaled 333, nearly unchanged from 2025. Supply in 98366 sits at 2.6 months. In 98367 it is 2.4 months. Both are still well below what would tip the balance toward buyers.

Redfin also reported that 21.1% of U.S. home sellers with active listings cut prices in the four weeks ending September 20. Port Orchard's sale-to-list numbers suggest local sellers are holding firmer than that national picture.
