Port Orchard homes are taking longer, but many still sell near list

Realtor.com reported that mortgage rates topped 7% in September 2026. That is the number that changes what sellers should do most: price it right the first time, because buyers have more choices now.

These numbers cover the three months ending August 31, 2026. They come from the Real Estate Data Aggregator for ZIP codes 98366 and 98367, which together make up Port Orchard.

Homes still sold close to list price

The Real Estate Data Aggregator counted 278 homes sold across Port Orchard in those three months. That is down 2.5% from the same period in 2025. Not every home sold fast, and fewer went above list than a year ago. But sellers held the line on price.

What the wider picture adds

Rates matter here. Realtor.com reported that mortgage rates topped 7% in September 2026. That slows buyers down nationwide.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Port Orchard prices dipped slightly in both ZIP codes over the same window. Local conditions can run differently from the national trend.

New listings across Port Orchard rose a combined 0.3%, the Real Estate Data Aggregator found. Buyers have a few more options than last year. That is why pricing carefully matters more now than it did in 2025.

In short
  1. Port Orchard homes still sell within a fraction of list price.
  2. Days on market grew in both ZIP codes, and fewer homes are going above asking.
  3. Rates above 7%, reported by Realtor.com, are giving buyers more time to think.
  4. For sellers, the right price from the start is what keeps a sale from dragging.

One street can read very differently from the whole ZIP code. A block with newer builds, water views or a busy road will not look like the median. If you want to know where your specific address lands, reach out.
