Port Orchard sales slowed, but more homes are on the market
The one number that changes what sellers should do right now: homes are sitting longer. The Real Estate Data Aggregator counted a median of 18 days on market in ZIP 98366 for the three months ending August 31, 2026. That is 9 days longer than the same period a year before. In ZIP 98367, the median was 26 days, up 11 days. Pricing and prep matter more than they did a year ago.
Part of the reason is rates. Realtor.com reported that mortgage rates topped 7% in September 2026. That slows buyers down. Fewer people can afford to move quickly at that cost.
Even so, homes are still selling close to asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 99.9% in 98366 and 99.5% in 98367. That means most sellers are getting nearly every dollar they ask for, as long as they price right from the start.
More homes to choose from
The Real Estate Data Aggregator counted 227 homes for sale across ZIPs 98366 and 98367 together. That is up 3.2% from a year before. Buyers have a little more room to look around than they did in 2025.
Sales dipped, but not by much
The Real Estate Data Aggregator counted 278 homes sold across both ZIP codes, down 2.5% from a year ago. Not a sharp drop, but a real one. In 98366 alone, sales fell 13.1%. In 98367, they rose 7.4%. The two ZIP codes are telling different stories.
| 98366 | 98367 | |
|---|---|---|
| Homes sold | 119 | 159 |
| Change in sales | down 13.1% | up 7.4% |
| Median sale price | $494,412 | $626,390 |
| Median days on market | 18 days | 26 days |
| Sale-to-list ratio | 99.9% | 99.5% |
Prices dipped a little
The Real Estate Data Aggregator put the median sale price in 98366 at $494,412, down 1.2% from a year before. In 98367, the median was $626,390, down 3.6%. Neither drop is large, but both are real. Sellers who price as though it is still last year may wait longer than they expect.
Fewer bidding wars, but still some competition
The Real Estate Data Aggregator found that 52.1% of homes in 98366 sold above list price. That sounds strong, but it is down 9.2 points from a year ago. In 98367, 34% sold above list, down 8.6 points. Competition has cooled, but it has not gone away.
The share of homes going under contract within two weeks also fell. In 98366, that share was 42.6%, down 13.6 points. In 98367, it was 34.9%, down 5.8 points. More homes need a second or third week to find a buyer.
Supply is still tight overall
The Real Estate Data Aggregator measured 2.6 months of supply in 98366, up 0.4 months from a year ago. In 98367, supply was 2.4 months, down 0.1 months. Both are still well below the six months that signals a balanced market. Sellers still have an edge, but a smaller one.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Port Orchard's dips are small moves inside a market that is still holding value nationally.
- For the three months ending August 31, 2026, Port Orchard homes are taking longer to sell and prices have dipped a little.
- More homes are available, rates topped 7% per Realtor.com, and fewer sales are closing above asking.
- The market is still moving, but sellers who price carefully and prepare their home will do better than those who do not.
- One street can read very differently from the whole ZIP code, so your address matters more than the averages.
