Some Tacoma areas still move fast even with rates above 7%
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind. But the Real Estate Data Aggregator counted homes across several Tacoma ZIP codes in the three months ending August 31, 2026, and the numbers tell a more mixed story than the rate headlines suggest.
In 98403, nearly 7 in 10 homes went under contract within two weeks of listing. That is the sharpest two-week pace of any ZIP code in this data. Buyers there had to move fast.
That 69.6% share in 98403 was up 23.6 points from the same three months in 2025, according to the Real Estate Data Aggregator. The median days on market there was just 7 days. Homes sold at 101.1% of list price on average.
How fast did each ZIP code move?
- 198403 – Tacoma, WA69.6%
- 298418 – Tacoma, WA54.3%
- 398408 – Tacoma, WA52.9%
- 498405 – Tacoma, WA52%
- 598404 – Tacoma, WA44.6%
- 698402 – Tacoma, WA33.3%
98418 and 98408 were close behind, both above 52%. In 98418, the Real Estate Data Aggregator counted 54.6% of homes selling above list price, the highest share in this group. In 98408, the median days on market was 11 days and supply sat at just 1.9 months.
Days on market across the ZIP codes
98405 had the shortest median time on market: just 6 days, down 12 days from the same period in 2025, per the Real Estate Data Aggregator. Price held flat there at $475,000. More than half of homes sold above list price.
98402 was the slowest of the group at 26 days. But that was 89 days shorter than the same three months in 2025, the Real Estate Data Aggregator shows. Sales there jumped 58.3% year over year. The median price rose 15.2% to $475,000.
Prices and supply, ZIP by ZIP
Not every number points the same way. In 98403, the median price dipped 9.7% year over year to $631,200, the Real Estate Data Aggregator shows. Homes sold fell 32.4%. Supply ticked up 1.1 months. So even in a fast ZIP code, some softness is real.
In 98404, prices slipped 0.9% to $445,000. Days on market crept up 3 days. Supply rose 1 month. The Real Estate Data Aggregator counted 97 homes sold there, the most of any ZIP in this group.
What the national picture adds
Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. That context matters: buyers across the country have more choices than they did a year ago.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, prices rose 0.3% in August, seasonally adjusted. Tacoma's faster ZIP codes are outpacing that national pace.

- In 98405, the median home sold in 6 days.

- Not every ZIP moved the same way, and prices dipped in a few.
- But a well-prepared home in a tight part of Tacoma can still find buyers quickly, even now.
One street can read very differently from the whole ZIP code. The numbers above cover broad areas. Your block, your home type and your price point all shape the real picture.
