Homes are still selling close to asking
In ZIP 98366, the Real Estate Data Aggregator counted 119 homes sold. The average sale came in at 99.9% of list price. That is down just 0.6 points from the same period in 2025. Prices dipped a little, down 1.2% year over year to a median of $494,412. But sellers are not giving much away.

Redfin also reported that 21.1% of U.S. home sellers with active listings cut prices in the four weeks ending September 20. Port Orchard's sale-to-list numbers suggest local sellers are holding firmer than that national picture.
